WOODLAND ROAD SE19

When we have bought this period 4-storey property in 2018, it was in an unliveable condition. We had a vision of how to convert it into a boutique co-living space for like minded young professionals, who would appreciate its location just a stone throw from the vibrant Crystal Palace Triangle. The concept, which we have envisioned for the place, required attention to each detail. Residents enjoy benefits like bespoke mezonine storage in each studio, USB-sockets, stylish exposed original brickwork, fully equipped shared kitchens and even a large safebox for ecommerce parcels during absence. The Triange was fully booked merely in weeks from its launch, despite we increased rent twice during that short marketing period. Even through the pandemic year vacancy rates were extremely low. This high-yielding London Zone 3 co-living scheme was appreciated by investors of all sorts when we have marketed it for sale and in late 2020 we successfully sold it to an investment property fund.

CHURCH ROAD SE19

We fell in love with this locally listed Victorian Villa, sitting on a top of a hill, for its almost Palladian proportions and lots of original period features left, despite of previous conversion into 6 flats many years before we bought it. The conversion was although partly illegal, so our first task as the developer was to regularise the lawful use of the building and obtain the Council’s approval for its use as a block of flats. After getting the consent we reconfigured the layout of the apartments to better reflect actual aspirations of modern buyers. We managed to add en-suites to master bedrooms, created large double aspect open plan kitchens with living spaces full of natural light as opposed to previous small rooms, added lots of built-in storage and walk-in wardrobes. These high-spec flats have been sold mostly to first time buyers and young couples who looked for a nest to start a family.

STATION ROAD RH6

Riverhill took a difficult but inspiring task to revive this previously unloved and partly dilapidated site at the north side of an important Station Road in the town of Horley, Surrey. The site comprised of patchy 2 storey mixed use parade of shops with flats above and to the rear as well as various buildings at the rear and a stripe of land to the side illegally used as parking. Our vision for the site has evolved during the ownership and we are now progressing with a program of redevelopment and renovation of both the front buildings and the rear units. With the help of amendments to existing period properties we aim to regenerate this part of the Station Road neighbourhood and create high quality accomodation on this previously under-used site, as well as keep sustainable commercial units at the ground floors. We aim to add private gardens, roof terraces and balconies to the existing units and through the full program of refurbishment we will create spaces home hunters will want to live.  Please look for further updates while this thrilling project is progressing.

ST. MARGARET'S ROAD TW1

Nested in one of the best parts of the Royal Borough of Richmond upon Thames and just 10 minutes walk from vibrant Richmond Riverside with its famous restaurants and cosy independent shops, this terraced 4-storey property has been converted into 4 flats in 1960s but was never extended. The layout was outdated and with the help of careful extensions and reconfigurations we hope to reach the sales market with  four beautiful well-designed apartments which we are sure the local buyers will appreciate. The development will include magnificent 2 and 3 bedroom flats as well as cosy 1-beds, with most flats benefitting from private amenity spaces and carefully restored period features. Lucky buyers of these properties will live just 5 min walk from leafy Marble Hill Park with its vast grounds and long Thames walkway to both neighboring towns of Richmond and Twickenham.
